My name is Paul Welden and I am a Realtor® working as an Exclusive Buyer’s Agent in the Phoenix Metro area with HomeSmart, and my real estate partner’s name is Mike Caruso. We help home buyers find, negotiate and buy cheap Buckeye Arizona homes for sale.
I am also the National Director for the FHA 203k Contractor Program, which is an organization that has educated and certified contractors for the FHA 203k Loan in ~20,000 cities in 40 states. I am telling you this because I want you to know that I am proficient with FHA and the FHA 203k.
I started my real estate business in 2005, and five short years later, I needed a Real Estate partner to assist me and my growing real estate practice. I am very grateful that many home buyers want, need or see the benefit of working with an Exclusive Buyer’s Agent. After a thorough process, I selected Mike Caruso to be my full-time Real Estate partner. He has been an invaluable component to our home buyer clients by helping them to achieve their real estate goals and make their dreams of home ownership come true.
As I previously stated, I have been helping Phoenix area home buyers since April 2005, and that is important to know because most Phoenix real estate agents fail or quit within their first year and 80% fail within two years, because having a successful Real Estate practice requires a new & unique approach to real estate as well as a large financial commitment. I continue to practice Real Estate full time representing home buyers, and I will be here for many more years.
Different kind of Realtor®
I am not like other Buckeye Real Estate agents. Most of them just do the same things as every other agent by becoming listing/seller’s agents and by learning from and being “mentored” by outdated models, without adapting to the new & ever-changing Phoenix real estate market and without embracing new technologies. I am different and my real estate practice is different, because I am a Buckeye, AZ Exclusive Buyer’s Agent.
Before I began my Real Estate career, I worked very hard (but smart) to create a real estate practice that would change things … by exclusively helping home buyers, because while most other agents help home sellers, I only help home buyers. My planning and perseverance paid off, and the buyers who have used my services have also succeeded by getting unbelievable deals on their homes, despite the fact that we were in a “declining” market. While most other Buckeye Realtors® are struggling, going bankrupt & taking on part time jobs, I am succeeding because I give Buckeye home buyers excellent customer service, access to all the information necessary to make informed real estate decisions, HUD homes, REO properties, foreclosures, access to cutting edge technology and the protection & promotion of their best interests. I am Buckeye’s Exclusive Buyer’s Agent.
Not a Sales Business
Although Real Estate is considered a sales business, I do not sell homes, because I do not have any listings. I only represent home buyers, and I also take on the role of a consultant, by offering Buckeye home buyers choices, guidance and advice. This unique approach to Real Estate enables my home buyer clients to retain control during their home buying process and make informed decisions instead of being led by sales tricks and gimmicks that are propagated by listing agents. In doing so, by the time my home buyer clients get their keys to their new home, they know almost as much about their Real Estate transaction as I do.
I have helped hundreds of people attain the goal of home ownership, some of whom didn’t think it would be possible.
